If you are not familiar with the Queensland style of self-catering apartments, we provide the space and facilities to allow you to do your own thing. You have the essentials for very short stays, with extras available for a small fee or make yourself right at home with a visit to the supermarket. The Sunday markets at ANZAC Park are excellent for a tropical taste of local produce.
Check-out time is 10:00 a.m. Baggage may be left with us at reception if your transfer is after this time. Late check-out may be booked where available for a service charge.
We pride ourselves on our clean rooms and request that you leave your unit tidy, dishes washed, and rubbish removed to assist the hard working housekeeping staff. We reserve the right to charge for excessive cleaning time well above standard.

Phones: There are no phones in the apartments. There is a phone with limited call ability for guests use outside of Reception.
There is high-speed Wi-Fi in all apartments.
Keys: please remember your keys. After-hours lock-out or lost keys incur a call-out fee of $60.00 and we’d prefer to see you spend that on a good dinner.
Noise: Balconies and pool areas are meant to be enjoyed in the tropics, but from 9pm please respect others by observing your activities. From 10pm we ask that dinner parties etc. return indoors behind a closed patio door. Occupants who have their patio doors and windows closed but are still disturbed by your activities have a valid right to call after-hours security. A call-out fee of $60.00 will be charged to the offending room.
Insects: we are surrounded by World Heritage-listed rainforest so wildlife has a habit of saying hello despite the best efforts of our pest controller. Keep bench tops free of food and dirty dishes to deter insects.

Please arrange with reception if your requirements do not match ours, as a late checkout can sometimes be arranged at the managers’ discretion, but please note that late checkout fees do apply.
All of our apartments are individually and privately owned and we simply ask that when you depart that you leave them in the same nice condition you found them.
We request you to remove rubbish and wash and dry the dishes prior to leaving. A fee is payable for rubbish removal or washing up.
We supply a small selection of soap, tea, coffee, milk and toilet rolls upon your arrival so that you can catch your breath after your trip.
Additional teas, coffees etc may be purchased from reception.

For air-conditioning to work efficiently all doors and windows must be closed while the air-conditioner is operating. Our air-conditioners are at times so effective that they create ice in the unit. Unfortunately the ice blocks the drain which then causes water to flow into the room. To prevent flooding do not operate the unit below 24 degrees. The most noticeable benefit of air-conditioning is the reduction in humidity rather than the lower temperature it provides. Keeping the doors and windows closed reduces the amount of humid air entering the room and results in a feeling of comfort even at higher temperature settings.
Do not leave unit running if room is unattended – flooding may occur.
Beach Towels: These are available from reception at $5 each for the length of your stay.
Barbecues: There is 2 electric barbecues available for use free of charge. It is a requirement of use that you leave them clean and tidy for the next guest to use. Please also be considerate of your fellow guests and keep the noise down to a reasonable level.
Car Parking: You may use any open-air parking space (except the managers!), or any unlocked roller door garage on the side closest to the fence. Units 2,3 and 19 have their own garage. You are required to drive slowly and carefully when on the Bay Villas property. Please be aware of pedestrians and cyclists using the footpath when you entering or leaving Bay Villas by vehicle.
Pool: Official hours are 7.00am until 10.00pm. Children must be supervised by their parents or guardians at all times. No loud squealing please! No breakable glass near the pool. Responsible and considerate behaviour is mandatory.
Laundry: There are communal laundries available free of charge – near the pool in each building.
DVD: We have DVD machines available as well as a small selection of DVD movies you may borrow at reception.
Facsimile services are available – at Reception. Cost will be advised to you before sending. There is also a cost for faxes received.
Linen: Bed linen and towels are changed, mid-stay, free of charge, for stays of 6 days or more
Extra linen is available for a small fee at reception. Daily linen change is available upon request.

All guests have the right to quiet enjoyment of their unit. If you are being unduly annoyed by other guests after hours please call reception on 07 4084 2999 or if this does not work call the Opus Concierge Desk on 07 5655 4599. If the manager or their representatives are required to attend disturbances then a $60 callout fee will be automatically charged to the account of the person causing the disturbance.
There are safes in each room –There is no charge for the duration of your stay. Keys are available on request from Reception.
For your comfort and security we advise you to lock all doors, windows and security screens, when leaving the room vacant and also at night.
All our rooms are non-smoking. Smoking is permitted on the balconies.

This club is located across the road from the front of Bay Villas Resort.
The Courts are available for hire and can be booked by following the link below. Please select the date, time and preferred Court you would like to book. Once you complete your booking you will receive a code to the Port Douglas Tennis Club gate for your time slot.

The water supply comes from a local rainforest stream (The Mossman River) and is chemically treated so that it is safe to drink.
Advisories are printed daily and are available in reception – these should be consulted in order to avoid rough weather when going to the reef.
Please read these conditions carefully. Each person signing the guest registration (“the Guest”) acknowledges and agrees that these conditions apply and extend to any person (also referred to as“Guest”) occupying or visiting the apartment or complex and/or using the facilities in the complex at the invitation of or with the authority of the Guest.
The terms and conditions of the holiday letting as
agreed to by both parties are as follows and departure from same by you permits
the owner or agent to refuse the key, amend the charge or immediately terminate
the occupancy.
Apartment
By-Laws: All guests have the right to quiet enjoyment of their apartment. It is a condition of occupancy
that all guests observe this by-law.
Behaviour
i Offensive behaviour to another guest or to staff will not be accepted.
ii Undue noise will not be accepted.
iii Any guest causing a disturbance that requires the manager
or their representative to attend will be charged a fee and/or
evicted.
iv Children of guests are
required to obey the same terms and conditions. They are not permitted to annoy other guests or the
staff and management.
Balconies i Towels or other items are not to be hung on or from balcony railings.
ii Smoking is permitted on balconies; however
the throwing of cigarette butts over the balcony edge is not permitted. The
throwing or dropping of any object from the balcony is not permitted.
Contract of Hire: All bookings accepted by Bay Villas Resort are subject to these conditions, which are deemed to have been accepted in full by the hirer and all persons in the party.
What is not included: The apartment rental price does not include any personal insurance, travel, transportation, daily servicing, rubbish removal, dish washing or clothes washing.
Room Equipment: In the event that any appliance or service breaks down every reasonable endeavour will be made to repair or replace an alternative. The Manager or owner accepts no responsibility for any inconvenience. Port Douglas has limited access to tradespersons and your patience is sought should this occur.
Occupation: Only persons listed on the Booking form may occupy the apartment. The apartment cannot be re-let/sublet to any other group/party without the written approval of Bay Villas resort management.
Damage to Apartment: Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests. Such damage must be reported, without delay, to our office. The cost of the repair or replacement must be agreed with and paid to the manager. The Manager reserves the right to apply a bond on the apartment if considered necessary. Should the apartment not be left in a reasonable clean and tidy state, any cleaning costs above and beyond the normal will be charged to the guest.
Hirer’s Responsibilities: The hirer is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. Unless agreed in writing, you must vacate the premises by 10am on the last day of your rental period, in order to allow for the cleaner to attend and prepare for the next guest. Failure to vacate the premises could render you liable to extra costs should the apartment not be made available. Such costs as to administration and claims by other parties may be incurred and passed on to the hirer. It is therefore vital to check with us, and obtain confirmation, that a late check-out can be accommodated by us.
Rights of Access: The representatives or their subcontractors have the right of access to the property at any time, with due regard to the convenience of the hirer, for the purpose of inspection of the property and to carry out any essential repair or maintenance work.
Responsibilities: Neither we, nor our representatives, can be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply. The hirer responsible for booking undertakes that no person will suffer anything to be done which would endanger the policy of our insurers in respect of the apartment and its contents which might make the same void or voidable.
Injury and Damage: Neither we, nor our representatives, take any liability for personal injury loss or damage to personal effects howsoever arising during the booking period.
Maximum Number of Persons: Under no circumstances may more than the maximum number of persons specified in the apartment description occupy the apartment except by prior written agreement with us. We, or our representatives, reserve the right to refuse admittance to the apartment to the hirer and their party if they are in breach of this condition.
Information: All information supplied by us, and our representatives, is given in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of any statement made, but we, and our representatives, are not liable for any variation however caused. Every effort is made to give you the apartment of choice but due to logistics this may not be possible therefore we reserve the right to provide a similar one.
Occupancy: The apartment will be available for occupation from 14.00 hrs on the day of arrival and must be vacated by 10.00 hrs on the day of departure, unless otherwise stated. Luggage can be left in reception should you wish to leave belongings until the apartment is ready on the day of occupancy.
Keys: Key collection and apartment number will be advised to you upon your arrival. If your arrival is outside of office hours you will be advised as to where to
collect keys. Upon departure keys are to be returned to the office or left in the drop box opposite reception.
Complaints: Any complaints about the apartment, or its contents, must be made in writing immediately to our representatives who will take all reasonable steps to settle the problem. Neither we, nor our representatives, shall have any liability for any complaint submitted after the completion of the rental period.
Insurance: The apartment hire cost does not include any personal insurance cover of any kind. It is strongly recommended that insurance is taken out against Cancellation, Personal Accident and Medical cover.
